Schedule in writing. The dates and the plan for the site, agreed before the first pallet lands.
Work and photos. The crew works the plan, and you get a photo file of the finished details for your records.

What is the best roofing system for a warehouse?

Most warehouses do well with a mechanically fastened or fully adhered TPO membrane over rigid insulation: light, reflective and quick to install over large open spans. EPDM competes where rooftop traffic is low and budgets favor it. If the existing roof is sound, a coating may buy years for less.

Watch the details on a warehouse roof: skylights, ridge vents, dock canopies and rows of rooftop units all interrupt the membrane, and every interruption is a future leak point if the flashing is rushed. Ask any bidder how many penetrations they counted. If the answer is a shrug, the bid is a guess.

What winter and summer do to flat roofs

Flat roofs live a hard life in Idaho. Winter brings freeze and thaw: water finds a hairline gap, freezes, and pries it wider, night after night. Snow loads sit longest near parapets and behind units. Summer swings the deck the other way, baking membranes through long, dry afternoons and pulling at every seam as the roof expands and shrinks.
