Flat and low slope roofs sit on more valley buildings than shingle country lets on: shops and offices, yes, but garages, additions, porch roofs and mid-century homes too. The process

No single winner. TPO balances price, sun reflection and weld strength, which is why it leads new installs. PVC roofing resists grease and chemicals, a fit for restaurants. EPDM is the proven black rubber sheet, simple to repair and friendly to tight budgets. Your building and its use decide.

How long does a TPO roof last?
A typical industry range for TPO is 20 to 30 years, and install quality decides which end you get. Welded seams, clean flashing details and working drainage add years. Ponding water, foot traffic and skipped inspections take them away. That range is typical performance, not a promise or a warranty.

What is commercial low slope roofing?
Low slope roofing covers any roof too flat for shingles, roughly below the 2:12 pitch line the building code sets for shingle installs. Water moves slowly up there, so these roofs use continuous waterproof layers: single ply membrane like TPO or EPDM, or fluid-applied roof coatings. Shops, offices, additions and patio covers all wear these systems.

Does a flat roof really sit flat?
No. A healthy flat roof carries a slight, planned slope, enough to move water to drains and scuppers without you ever noticing it from the street. When that slope fails or drains clog, ponding water forms, and ponding is where membranes age fastest. Drainage is half of flat roof design.
That is why our inspections start at the drains, not the middle of the field. Ten minutes clearing leaves and grit off a scupper can add seasons of life to a membrane. If your roof holds a pond every spring, get it looked at before summer bakes the low spot. A re-slope with tapered insulation, an added drain or a simple clear-out each solve it at very different prices, and the photos tell us which one your roof needs.
