A roof on a new build is a scheduling problem wearing a roofing problem’s clothes. The material is usually settled before anyone calls a roofer. What decides whether the job goes well is whether the crew lands on the week it said it would, and whether the deck is dry before the trades behind it need to start.
What to know
Booking against framing, not a date
Dry-in is the gate. Interior work waits on it, along with the trades queued behind that. A roofing crew that slips a week does not cost one week of roofing, it costs a week off the end of the build and a week of everyone else’s schedule.
Bork books off framing completion rather than off a calendar date, since framing is the thing that actually moves. Give us the expected top-out and the booking is set against it. When framing runs late, the booking moves with it rather than the crew showing up to a deck that is not ready.
That works in one direction only: it needs a call when the date changes. A builder who says on Tuesday that framing slipped gives everyone room to move. A builder who says so on the morning loses the day the same as we do.

Coordinating with the trades around you
A large share of new build roof callbacks trace back to roof penetrations rather than to the covering itself.
Every pipe, vent, flue and mechanical curb that comes through the roof is a hole through the waterproof plane, and every one of them is sealed by the roofer whether the roofer chose its location or not. The clean version is that the HVAC and plumbing layouts arrive with the plans, the locations are set before the field goes on, and each of the pipe boots is flashed in as the roof is installed.
The messy version is a boot cut in after the field is finished, by someone who is not a roofer, three weeks after the roofing crew left. That is the leak that turns up in the first wet spring, and untangling who owns it afterwards is slower than getting the layout right.

The process
Dry in now, finish later
On metal and tile builds the sensible order is often two visits.
- Dry in. Roof decking inspected, ice and water barrier at the eaves and valleys, synthetic underlayment across the field, penetrations sealed. The roof is weather tight, which is the piece the trades behind it are waiting on.
- Finish. The crew returns for the standing seam metal panels or the concrete tile field once the site is clear of the work that would damage them.
Both visits are quoted together up front, as one price, rather than the second arriving as its own line on a later invoice. On asphalt builds it is usually one visit, since the shingle field goes on fast enough that splitting it buys nothing.

What does a builder actually need from a roofer?
A date they can plan around, a crew that turns up with the material already on site, and one person who answers the phone and knows where the job sits in the schedule. After that it is paperwork: the warranty registration and the workmanship terms, in a form that reaches closing rather than getting chased later.

Ask three things of any of them. Do they run their own roofing crews or broker that work out to whoever is free. Will they book against framing or against a calendar date they will later miss. Do they produce warranty paperwork without being chased for it. The answers sort a bid list faster than the numbers on it do.

Repeat work is the only honest measure of a trade on a build, since a builder who was let down once does not call again. What brings a builder back is rarely the price on the first job. It is that the second job went the same way as the first.

Is the roof the same job as a reroof?
No, and treating it as one is where the schedule goes wrong. A reroof is a tear off on an occupied house, priced around disposal and disruption, booked when the homeowner is ready.
