If you own a tile roof in the Treasure Valley, the roofer who comes out matters more than it does on a shingle house. Tile is unforgiving of people walking it wrong, and the repairs that keep it going are nothing like shingle repairs. Tile earns its place three ways.
It lasts. Concrete and clay both outlive asphalt in most cases, and both handle the freeze and thaw that wears a Treasure Valley roof down when the product is rated for this climate. It suits the houses it sits on: stucco homes across Star, Meridian and Eagle were designed around a tile profile, and a shingle roof on one of them reads wrong from the street. And it repairs in place, one tile at a time, with no tear off.
What rules it out is weight, and after that the pitch the roof was framed at. A concrete tile roof is far heavier than asphalt shingle, and the framing has to be built for that load. On a house framed for shingle, switching to tile is a structural question before it is a roofing one. Bork says so at the estimate rather than after the contract.

New tile installs
Full tile roofs on homes framed to carry them, including new builds. The roof decking goes down, then ice and water barrier at the eaves and valleys, then synthetic underlayment, then battens where the profile calls for them, then the field. Ridge tile caps it. Flashing at chimneys, walls and pipe penetrations is cut and set as the field goes on rather than patched afterwards.
Broken tile replacement
The everyday tile call. A branch comes down, a tile cracks, someone walks the roof wrong, and water starts finding the underlayment. Individual tiles come out and go back without disturbing the rest of the field. Matching the existing profile and color is the first job, and a mismatched tile on a front elevation is worse than the crack it replaced.
Underlayment renewal under existing tile
Tile normally outlives what is underneath it. When the underlayment gives out and the tile is sound, the field comes off in order, the barrier and underlayment are renewed, and the same tiles go back down. It costs less than a new tile roof and buys the roof another long stretch.
Flashing and valley repairs
Most tile leaks are not the tile. They are the metal where the roof meets a chimney, a wall or another roof plane. Those get resealed or replaced without pulling the field apart.

Why does walking a tile roof break it?
Tile carries its load where it is supported, low on the tile near the batten or the head of the tile below. Step in the middle of the span and it cracks, sometimes days later rather than underfoot. Foot traffic accounts for a good share of the broken tile Bork is called out to replace.
In practice
Can a tile roof be repaired instead of replaced?
Usually, and that is the first thing worth asking. A tile field with sound tiles and failed underlayment is a renewal job, not a replacement: the tiles lift, the barrier is renewed, the same tiles go back. Replacement is for fields where the tile itself is failing across the roof rather than in patches, which is rarer than it sounds.

How a tile inspection differs
A tile inspection looks at three things separately, and a roof can be sound in one and finished in another.
The tiles. Cracked and slipped tiles, counted rather than estimated, since the count drives the price.
The battens and fasteners. What holds the field in place, and the part nobody sees until tiles start moving.
The underlayment. The actual waterproofing, and the layer that decides whether this is a repair or a renewal.
A drone covers what it can, so a boot goes on the tile only when it has to. Roof inspection covers how the visit runs on any material, and roof repair covers the non-tile work.

What does a tile roof cost here?
More than asphalt and with a wider spread, since profile, access and how much underlayment comes out all move the number. A repair to a handful of tiles is a small job. On the roof
What the tile profile changes
Profile is the shape of the tile, and it decides more of a tile job than color does. Flat, low and high profiles all sit differently on the batten, lap differently at the head, and take different ridge and hip pieces. A repair starts by identifying which one is on your roof.
That matters most on discontinued profiles. When a profile is no longer made, a repair becomes a salvage job: matching tiles are pulled from a less visible elevation, moved to the front, and the odd tiles go where nobody sees them. It is slower than ordering a box, and it keeps a roof looking right.
Color is the second half. Concrete tile weathers, so a box of new tile rarely matches a roof that has been in the Idaho sun for fifteen years. New tile goes where the difference reads least.

Tile across the Treasure Valley
Tile clusters where the builders used it. Star and Meridian carry the most of it in Bork’s own work, on larger stucco homes with broad roof planes and several ridges. Eagle has it, and Boise has pockets of it. The valley’s freeze and thaw is the same on all of them, and so is the ice at the eaves that does the real damage.
